CATEGORYSmall Lot Housing PROJECT ADDRESSHedges Ave, Mermaid Beach DESIGNERStuart Osman Building Designs DESIGN BRIEFThe client’s brief was to create a modern beachside home that took full advantage of the ocean views available over and between existing structures on the opposite side of the road. The selection of external materials, finishes and fixtures was to be durable to cope with the extreme coastal climate conditions, while still being cost effective to construct, and low maintenance. The client required three car accommodation, guest quarters, an elevated living space to utilise the views, a fully equipped media room, as well as a roof top deck with pool table & spa. DESIGN ANALYSISThe site was restricted by two adjacent street frontages, considerable slope in two directions, and a total site area of 432 sqm. Considerable liaison was required with Council to ascertain the extent that height restrictions would impact the overall design, being a premium address a number of neighboring parties were interested in protecting their existing views. The building embraces the good solar & visual aspects of the north and east quadrants, having views towards the ocean and Surfers skyline. All living areas are facing the north east first floor alfresco, with expansive use of glass and high articulated ceilings to enhance the feeling of size and space. A home office for at least two people needed to be incorporated, but while being in close proximity to the living areas it did not require views. The media room was located in the south west corner of the first floor, where substantial sound proofing also gave good thermal insulation. The top floor is dedicated to what the client calls his ‘boys room’- a pool table, bar, plasma screen and outdoor spa with 270 degree panoramic views of the coast, Surfers skyline & Gold Coast Hinterland. DESIGN OUTCOMEA clean facade with skillion roofs was deemed the best response to Hedges somewhat eclectic mix of styles. It encompassed the beach feel the client was after in a timeless fashion. All primary rooms have views of the ocean, apart from the main bedroom where the clients required privacy and separation from the busy roads outside over views from their sleeping area. Although the residence is fully climate controlled, after spending a summer in the house the clients have found little need to use the air conditioning due to the shading and cross ventilation achieved in the living areas. |
